Also, the as-is section in common contracts here states that the buyer's remedy for an issue found in an inspection is to cancel the contract and they are not to provide the seller with the inspection report.Your contract should still include an inspection contingency which will give you X # of days to inspect, and then cancel the contract and receive your emd back if the condition isn't acceptable to you. 

I don't have time to investigate all of these issues personally, so I rely on my property manager to triage these issues and advise me on how to remediate them.  

I would like to walk through together and have you point out any items you feel are cause for withholding so I can remedy.

In addition they did not give you a chance to remedy. 

If you report mold issues to your landlord, and they do not make efforts to remediate the mold, you may have the right to:Withhold paying rent until the mold has been properly repaired remediated by your landlord;Vacate the premises;Charge the landlord for potential cost to live in a motel or hotel room, or another unit, until you may safely return to your own home;Apply one month’s worth of rent towards hiring a mold remediator in order to fix the mold and damp conditions that caused the mold growth;Report the mold to the appropriate health code officials; orFile a civil lawsuit against your landlord, for damages."

The standard contracts provide guidance and remedies for EMD disputes through arbitration.

Multiple notices are given (10) for the owner to try and remedy the situation.

I would NOT put a bunch more money into this property or surrounding property to try to remedy the parking situation, at least not until you can prove that you are willing and able to handle the tenant base, as this would likely be throwing good money after bad IMO.

If so, send the proper notice required by landlord/tenant laws stating how long they have to remedy the situation.  

However, I was just wondering if there is any remedy if I see that happening and before it gets to that point?
