I'm really green and just getting started.

An update on this, just in case anybody green like me is interested:We installed a safety fence and alarms on all of house doors that lead to the pool area.

In David Green's book,  The BRRRR Rental Property Investment Strategy Made Simple, he says it is great to work with a bunch of agents and he details how he finds them in a new market. 

I lived in Echo Park from 2009 to 2019 and watched home prices skyrocket (I remember the first $1M sale, then the first $2M sale) while the neighborhood became marginally safer and nicer.Here's a map of household formation form 2013-2018 (that's the most recent data the Census Bureau has published) in the area you're considering: As you can see, El Monte is very green!

I want to get started in real estate investing using the Brrrr method but don't have the capital to purchase or renovate I just completed the book by David Greene BUY REHAB RENT REFINANCE REPEAT, and I truly believe this is a strategy that I can do.

After reading books by David Greene, Brandon Turner, and Scott Trench, I realized that real estate can provide a tremendous amount of financial freedom to whoever is willing to put in the work for it.
