I am still wet behind the ears as a they sat but just listening to the podcasts I keep hearing at least 100 per door, Turner likes to shoot for 200 and just the other day Bryce Stewart mentioned he is making 500 per door in PA, granted he is self managing but even with a PM he would be netting 100k a year.

Do not return their security deposit because the pictures the tenant sent you should suffice in court to explain to the judge why their security deposit was not given back.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Should I explore different avenues or are there any tips/ideas someone could provide me with securing a home below market value in an area that homes are selling like water(not literally of course).Appreciate the help!

@THU NGUYEN We always use Betsi Horan with Secured Risk Insurance in The Woodlands

Expect to pay a small premium on the security deposit for having pets, especially if you have dogs or large animals.

"Traditional" financing on the first and securing financing for the second.
