If someone is approved with flying colors but then I tour their home and it’s deplorable I can’t turn around and deny them or if I see it first I still have no grounds to stop them from applying or deny them.

. $100k is a huge gap, but if the comps are in the $325k range and you're trying to get $425, that may not fly with any appraiser.

I'm here, but he lives out of state and flies in regularly on his long breaks to help out.

I don't have access to the MLS myself, and I need this to be on the fly.

It is warm there in the winter, people fly in to visit the beach at South Padre Island.

I understand they are busy, but when a week or so goes by and I have to continue to call or leave e-mails, one can feel like they are flying blind. 

However, as long as we keep cash flowing we should be safe, as it seems very unlikely cap rates will go flying upward rapidly. 

Am I flying to close to the sun on this?
