The K-1 statement you are referring to is for partnerships.I am GUESSING because of the disregarded entity status and the MFJ, from the Fed's point of view, the property never changed hands.

Here are some points to consider if you're going to go this route:You need to be scanning the rental sites 24/7, Zillow, Facebook, Craigslist and only reach out to owners that have set their rents at or under market, and you should know what that is for your neighborhood.
