Being lower down or off the list entirely will have a direct effect on their bottom line.And I won't say that bankers talk often with each other but I would be shocked if the occasional " do you know this guy" and a nod followed by raised eyebrow don't happen over coffee or golf.

James, a few comments, 1)  In regards to #1, an insurance broker will work at an agency, so basically they are one in the same.What you want to zero in on is a commercial broker who is an Independent Agent, not a personal lines agent who occasionally does commercial insurance.2)  When working with 2 or more agencies, you need to be aware of the "Blocking the market" phenomenon in the insurance biz.

i think compared to other parts of the country we also don't have the attics and basements to do the value add deals like the NE and maybe CA.With all that said, we do see occasionally some decent multi family deals.
