Being self employed makes that more challenging.

You do need 2 years of employment history, but that can include school.

You are doing this as part of a self-employment, not through an LLC or anything?

Here's what keeps me up at night: - Financing: I don't have regular W2 income and am now self-employed.

Don't just look at the potential tenant's credit score, employment history, and landlord references.  

What they tell you will give you some clue about whether the property is worth buying or not.Next thing is to look for jobs and major employers in the vicinity. 

I haven't tried the Allure stuff though.
