It's very apparent he felt your job performance was outstanding and he was doing everything in his power to keep you.

I'm guessing $250-300 per month for electric and $75 per month for water/sewer, based on public information and experience.  

It's a nice little 3 bedroom house but needs work- electrical, hvac, windows, pipes, maybe roof.

I have also repaired almost everything in a home. i only avoid major electrical and plumbing.

Since they moved in my electricity bill rose to over $1000 a month.
