Have only owned the property 8 months so need to find out what it would actually appraise for today.  

There are ways to get information, education, and glean from others' experience without pulling funds directly out of your pocket.

As I mentioned in a previous comment, all previous agreements in B.C. are grandfathered as not allowing the growing of pot indoors, so I just needed to educate the tenants on that fact.If the insurance won't cover, that just ads further justification for me. 

Either my math is off today or your math is off today but those numbers don't suggest you made $200k.

I would recommend both...They both encourage you to just get started after educating yourself properly aa well as surround yourself around a great A-Team!

Just starting out in educating myself on the real estate investment world - there is a lot to learn and I am doing all I can to catch up quickly... 

Not sure if I'm just looking to vent or if there's even a question here....Last 2 years my agent and I have been consistently searching the mls and zillow for deals while I work on networking and educating myself on finding off market deals.I finished my first flip over the summer and it closed in August.

The value as of today stands at $100k.

I sincerely think it's valuable education to try this yourself. :)
