If you're obligated to get historic committee approval for interior modifications that's a whole different animal but judging from the pics the interior has been updated already so I doubt that's the case here - but make sure.

Mold appears to be limited to drywall in a couple areas (wall behind a shower that was leaking and has been repaired, wall behind the washing machine).If remediation is $5k for a small job (pulling that out of the air), I doubt seasoned flippers routinely have this professionally remediated, especially when simply tearing out drywall/replacing/wiping down with bleach after correcting the moisture problem is sufficient to correct it.

The stairs were falling apart and the driveway was cracked, while the yellow side looked like the cement had just been repaired.

The hard work was done in advance of leveling the cement floor with a 7" diamond grinder and a lot of dust!!!! 

@Leo Poon I doubt that will work since the property will need to be appraised and the bank will question the quick turn around. its not impossible but not likely.

@cat rathell    I am an insurance adjuster...Ask your agent to show you where in your policy it stated it is rented 52 weeks a year....sounds strange, I'm  doubtful it is on there.
