Its not about making a home run on every deal, singles and doubles " win the race" its all about referrals.

The long game is appreciation with an exit strategy or wealth building and perhaps doubling the portfolio. 

My plan was to find a double that we would be willing to live in, needed some work so I could add value based on my recent renovation experience, and would maximize our rent potential.  

I thought the tool was very cool but last saw it's double the price of PropStream. 

Double check your loan docs, but most mortgages don't require you to live in the property for any specified amount of time.

So take what I say with a grain of salt.The first thought that occurred to me is to double-triple-check that the property's conversion from a duplex to a triplex was approved by city or county inspectors, and recorded with the recorder's office. 

We're in an historic district, so the windows have to be wood, and they are 8-over-8 and 6-over-6 double hung, so custom built as well.

It depends on whether or not you are doing a simultaneous close (aka...double escrow) or an assignment of contract.

When I informed him I'd use my own agent who I've known for the better part of 30 years... he took a lesser offer where he got double commission.
