We are curious to know if anyone is having success with lenders agreeing to 100% LTV financing.Has anyone had success having some combination of bank and seller financing to get 100% LTV or close to it?

Once that elevator is modernized, move the prior good tenants back to their original unit (with or without upgrades, freshening up etc. depending on available funds) , and repeat for the other two buildings.

Initial cash flow is just one of many metrics, and ultimately you’ll need a combination of metrics to make a sound investment.
