Out of curiosity, what do you think of me not telling the other tenant(s) that I own the house, that I am a tenant that keeps up the place and collects the rent? 

I assume you are trying to collect on your rent judgements from former tenants.

Best bet is to just collect all the information and make your own decision.

Rather than collecting tax returns, w2s, etc we'd primarily focus on the subject property's cash flow (DSCR).

So while they are required to collect a full year of property taxes you won't be paying that entire amount.  

A property manager will do that.That being said, there are some folks that find that property management software saves them enough time on other tasks (like collecting rent or signing leases) that they don't mind spending time doing those physical, in person activities it cannot handle, but ultimately it's up to you.
