Otherwise, also get with a hard money lender...When looking for a suitable property, you need to figure a bunch of things which kinda gets you into a catch-22 unless the property will sit around for you.

People are afraid of "catching a falling knife".Figure out what is a good deal for you for return and make some reasonable assumptions about the future. 

So the assessor got Catch-22'd on that one & we don't need to hold an escrow account.
