I'd look in the nicest neighborhood you can reasonably afford ... smallest, most run down house on a really nice block sort of thing.

That said, after that flip I closed my account because flipping within the IRA was a total pain in the butt.

Currently fixing up a house but not looking to sell it anytime soon as I have 7 children and moving around is a pain.  

The property is a block from Fort Valley State University.

It really is more about who can handle the most financial pain... 

The two stories can EASILY be "disconnected" by blocking the staircase and building an exterior staircase to create a private entrance to the second floor. 

Ultimately, go back to ARV, which in Baltimore it is block-to-block dependent.

I sold a house to a FHA buyer, and the inspector made me repaint the eves because the pain job was 3 years old and was barely starting to flake ... wouldn't grant a mortgage because of some flecking paint and everything else pristine.

I know so many investors get hung up on looking for the ugliest houses on the block, but many times there are houses on that same street that are in good condition and still need to sell. 

This is our first year with a rental property...I always do my own tax prep so I  think I will give it a try with H&R Block online advanced...But I am looking forward to reading what others say, I may change my mind!
