Dale I continue to educate myself daily and I know that I do not want to blindly walk into real estate until I feel totally comfortable about doing so.

BTW, I am a former smoker, been quit 20 years, and I generally like hanging out with smokers more than pious holier-than-thou non-smokers, but that doesn't mean I'm blind to the fact that a lot of smokers are just plain pigs. 

More and more profit systems were built off of it, corruption came into play, valuations ran wild and all involved were so drunk on profits that all simply turned a blind eye to the mathematical facts of it all instead playing into the denial of any whistle blowers. 

Democrat or republican, there’s a tremendous amount of corruption taking place in the US- and you’d have to be blind to not see it.

And the poor, inexperienced realtor is going to continue to spin their wheels for you blindly for months.
