Currently property poorly managed (owner medical challenges), rents significantly below market (Studios around $700-800 / mo and 1BR between $800-1200/mo). 

If you want to get rid of all the non-bearing interior walls and turn it into a giant studio ... have at it.I assume from your tone you want to argue that it's a 3 bed for underwriting purposes.  

I am an audio engineer/warehouse manager for a local audio production company, and I have absolutely no knowledge of real estate investing :) I joined Bigger Pockets because it seemed like a good source of information and education.

I have a landscaping business, and listen to podcasts and audio books while mowing grass all day :)

When does the book come out on audio?

I have come to a conclusion that audio books can fill that void.

How about an audio version?

I currently just live in a studio apartment, so finding a way to house hack or live in part of a duplex I own seems very attractive to me.
