First thing that happens in a recession is that money is poured into financial aid to turn folks from "unemployed" to "full time student" status.. 

This way you can receive advice and aid from people who know each process you will come across plus you ones closer to your situation may want to do deals with you.

I asked the seller to fix any major issues that I would need to address prior to renting it, and he agreed to 3 of the 4 the inspector and I noted.I took care of the remaining one myself with aid from a family member who is an electrician (just replacing a cracked faceplate) What was the outcome?

I have a working DST right now with Healthcare Realty Solutions, great return, check hits every month, I like the fact that they are the sponsor and broker for the deal "have skin in the game", I also like that it is a gyno clinic in August GA tied to a medical school, seems pretty stable. 

Walgreens and CVS I will expand on but leave out Rite Aid as it is not investment grade BBB- or better like the other 2.The cap rate with the pharmacy doesn't matter as much as you think.
