Definitely no park ARVs that high in my area, so I cant comment on that part. 

For instance, in my area, anyone with an equitable interest or a limited POA can market the property.

You can build a team in whatever market but I would suggest doing a house hack or staying within a few hour of your area.  

Concepts I'm looking into are a friendly loan, and/or gift of equity, that still might allow for additional re-financing. 

At the end of the day, DSCR loans are a moving target when it comes to your final cash out proceeds.
