The listing MUST be on the local MLS.There are hundreds of MLSs in the United States.

On my initial listing ad, I had nowhere mentioned it was a non-smoking residence.

Everything should be consistent and clear, from the first time a new customer/client comes in touch with you to when they get in touch to discuss a listing, etc. 

The listing agent is telling my client that they need to measure the property before they list it and said that the county property can not be used to determine the sqft of the property as it's notoriously wrong.

The nice thing about rehab is you should have a good list of the components. 

So I always just look up my competitors listings and see what they're charging and how full they are....which amenities do they have, etc....You can double-check with the sites you mentioned, but to rely only on them would be foolish IMHO....

Is there a way to know or sort a sold house days on the market from the real estate listings?

I'd love to sit down and get a beer or coffee some time when you're available and talk shop.
