@Candi Kham,I recommend finding an accountant that specializes in real estate taxation and financial planning.

The problem is of course that we have always reinvested a large portion of our cash flow into systematically improving our assets, so I show a substantial % for repairs and maintenance on our P&L.

I listed my home for rent and after 30+ days of reviews and home tours signed a lease on 3/30 with an individual who met my preferences for financial/credit history but could not move in until end of May.

SCENARIO: You quit your W-2, but you have $100,000 in cash and five single-family homes that produce $75,000 in cash flow and have $400,000 in equity. 
What is your strategy to move forward in the real estate world?

I don't see the point in buying a distressed asset with a 20k discount in exchange for 50k worth of work.

This is a great long term assets with many complicated possible scenarios.
