@Cory Jones unless you're a expert with writing offers I would suggest getting a Realtor to represent you or go directly to the listing agent.

The one thing you will hear time and time again on the podcasts is that successful people find the next steps and don't just stop because they aren't an expert in the full deal end to end. 

Sorry, if it's a bit of a spin on your question, In addition to being a real estate investor, I am also an IT Consultant / Business Process expert and tend to look at things differently. 

I am not expert, and I am sure there are plenty that would have something to say about this... but essentially I decided to take a long term stance for my first investment, that's more on the safe side.
