Next time require in the contract, as a condition of the sale: current rent roll, leases, and estoppel certificates be delivered prior to due diligence contingency deadline.

I will do my best to keep this straight to the point and concise.One year ago purchased a triplex with FHAPlanned to move in and delivered 60 days notice to tenantTenant was unable to move and others were on a year leaseJust finished one year with the property and want to refinance to a non-owner occupied conventional loan to utilize the FHA loan again to buy a duplex. one that I CAN MOVE INTO.My current lender told me because I had not actually lived in the property this throws a wrench in these plans.

Part of the challenge is you don't know if the current owner/manager, who is managing the property, delivered all the right disclosures and has done all necessary repairs.
