The idea would be to either fund a HYS/CD/Money market and let it grow, then make the lump sum payment at end of year.

Then try and market it to a rehabber and if you don’t get any bites, your only out a small amount of option consideration money.Sounds like a good idea.

If you are interested in continuing to be a landlord then it would be a good idea to keep the current property that you landlord and utilize a Long Term Rental loan to purchase your next property for your portfolio.

We just had a baby back in October and are not keen on the idea of moving right now, plus our mortgage is crazy cheap so we don't really want to lose that right now either.
