Venturing into wholesaling here in the area. 

I realize that off the bat, it is active income, but the idea is to get the rental properties under a property management company, etc.It’s a joint venture with a partner I know, so while my job is one where I travel often, hers is one where she has more availability.

I am in the South Texas Area and notice that there is property that could potentially be beneficial for reaching some of my goals with this venture.

And, Airbnb ventures survived just fine as they readjusted their marketing to "be in the middle of the action." 

Right now, I am looking to make a two pronged venture: 1) being to start a joint venture into Savannah, GA on a rental property, most likely a BRRR style investment, and 2) use a VA loan to purchase a multi-family and house-hack at the next duty station I am assigned, hopefully to then rent that to someone transferring in behind me when we leave.

I'd wholly support house hacking as your first venture. 

Id throw 70% in a heavily weighted bond index fund, 15% in an index fund that follows s&p 500, and the other 15% in REITs or your own property ventures.
