You also may want to check out @Shawn Bowen and his team at Full Circle, they teach a wholesaleing class and will have an answer to this question and all your other questions. 

You can also look up Keith Everett or "Real Estate Ditty", he has a bunch of live cold calling sessions so you can see what he's done and what he'll be teaching. 

Also, 30 is a solid down-payment in a most markets BUT make sure you have some reserve cash worked into your arrangements.You're first deal will teach you some lessons and you want to make sure they don't take you out of the game.

I've become very interested in investment properties and am doing all I can to teach myself all aspects of the process , opportunities etc.

School doesn't teach you that, it just punishes you for making mistakes. 

@Chris DavidsonI am a teacher in the public school system and teaching is much better in TX than where I am now.

Or someone who could teach me how to take what I have set up through a law firm in Texas and do most of the work myself.
