Can you even give the owner a six month lease if you need to move in?

After spending quite a bit of time at the house in the last few weeks, I have learned of several maintenance issues that also have to be addressed (some replacement windows, some roof and gutter work, etc.).

We just finished it a few weeks ago, and accepted an offer on it yesterday, Now we're finishing up the final touches on a remodel in Sunriver, that more than likely will be purchased for a Vacation Rental property by an investor, or a 2nd home.

hey jordan, i'm from st. louis originally and got lured back last year after a couple years in toronto. my wife and i are new to investing, close on our first property (a little sfr in the shaw neighborhood) in a couple weeks. we're in the same ballpark you are in terms of targets. we've been monitoring duplexes pretty closely for a couple months now, and it seems the market for multi-families in the neighborhoods you're hearing about (tower grove south, tower grove east, fox park) is very competitive. university city and clayton might also be areas to consider (near washington university and on our train line). i'm a newbie to investing but an olbie when it comes to stl, so i'm happy to answer questions you've got to the best of my ability. 

Nyan, I got quoted anywhere between $1,750 - $2,900 for a 2-family home in was looking to purchase 5 weeks ago.I also pursued quotes from every carrier and I believe the quotes started to get more expensive each consecutive time.

That has been my focus for the last 3 weeks and I can't believe how fast things start coming together.

It sounds like you have 4-8 weeks to find one!

@Samir Shahani It took 3 weeks for my agent to collect the key from ABC and found out it can't work with one of the locks.

I have been on BP for a couple weeks now.
