I purchased a home last year for myself (350K) in the central coast area of California, but had to relocate for job reasons. 

I don't target rentals above 1300 because in my experience, they were temporary renters at that income level who would move to buy or build or relocate again pretty soon.  

Recently (under a year) relocated to the area and after a long search including 30+ houses/multiple offers set to close on primary in a few weeks.

It prevents the relocation of tenants and promotes lost opportunities for those tenants as they don't want to lose their cheap place.

Hello everyone, I'm 25 years old, from CA looking to relocate in the summer to Chicago.

Sometimes the seller has additional debt that is not recorded so what they owe is not the end all to be all.They could owe 50k and just because they have equity doesn't mean they will take a lower offer. 28 days is fairly new to the market in many sellers minds.The thought will be "we will wait and see what other offers come in".They will take the averages of those offers to see what kind of highest price they can realize.How clean the contract is and finance versus cash etc. and closing time lines make a difference.More motivation for a seller is are they facing foreclosure,job loss,illness,having a baby,elderly parent is moving in,job relocation,etc.
