We have a ton of new construction and 5 star appartement buildings are shooting up everywhere and so you need to be positioned correctly to compete.

My hypothesis is that these sites, particularly Airbnb (which clearly has slicker technology / algorithms) are competing for market share of your listing.We don’t know how the industry will evolve  so definitely do not have all your bags in one basket.

So, we are not competing at all.

As others have said in well-written responses above, whether to be active or passive largely comes down to you, including your temperament, your willingness to invest the necessary time to be an active owner, and the opportunity cost from devoting time to RE management over other competing activities.
