I start my rehabs well before I have the keys.By the time I have keys in hand, I would have had several cocktails (not the celebratory kind though that's reserved for when it's rented , a rough budget, a rough timeline and a rough plan.When I get the keys, I pace around the house, plan the reno, then think about the plan and plan a bit more.I refine the budget and timeline, then get to work.Spend about 2x longer planning than you think you need.

If you are in a predominately owner-occupied areas (Class A & B) the median value is higher and appreciates at a different pace than non owner-occupied areas.

@William HochstedlerI agree (and I bet anyone wishes they could go out and buy everything they could at 1987 prices), but as far as buying today--I see wages as a hindrance to much further price growth for now, and I just don't see the rapid appreciation of the last few years continuing at that pace for much longer.
