You still get to see the rest during inspections but scheduling with 6 tenants at once is a lot of work for an agent and the schedules never line up anyways and you are sure to be denied at the door of some of the tenants.

Know your market well and it's best locations.Always do a project analysis and try to look at the property before you make an offer or at least have a clause in the sales contract that allows you some time (usually 15 days) that will allow you to make an inspection or possibly back out of the deal without a penalty that exceeds your earnest money amount.

They've now came back in reply to our inspection requests stating that they'd like to provide a $2,000 credit at closing rather than complete repairs.

As a wholesaler, try to have inspection at least 15 days, I leave of earnest unless seller asks, it's NOT required (at least in AZ), and try to have a cute period in the contract.

Do you have a good lease, accounting software, intention to inspect the unit twice a year or more, online payment system (you'll want this since you travel alot), screening criteria, and ability to implement all of your policies and deal with tenant issues along with showings associated with vacancy?

Owner financing can be a great deal but it can also mean the owner is not prepared to show you the full financials (they often done have them and under report income to the IRS) or there could be some 'surprise' infrastructure or other issues that an appraisal and professional inspections will uncover but a quick OF due diligence period might not.Definitely talk to city/county officials to see if permits are needed to operate the Park.
