My main job is an Advanced EMT for the county.  

I am hoping in the next 6-8 months I will have the main property I want under wraps and start going though the real life learning process. 

After working there for a year and learning as much as I could about the business I started my own company with my father and now we focus mainly on buying properties for us to flip.

The benefits of the 401k, however, are mostly focused on higher contributions, which must come from the income of the business that is sponsoring the plan, so if you are selling $1500 on eBay, is it really worth going through the process of establishing and administering a Solo 401k?

I guess my main question is can I sell it with the current tenants on a lease.

I'm posting the details of this purchase and rehab for the benefit of newbies and those thinking of becoming a real estate investor, to show that it isn't rocket science to buy, rehab, and rent real estate.

You got all your money back and can now use it on the next deal.The main component here is obviously finding a very good deal. 

The two main issue with the property are large cracks in the brick basement walls and foundation issues both from settling.

I know the HOA's kill me but they have benefits also..
