Take deferred capex seriously do not get fooled by impressive first year returns

I hope @Melissa Callegari got the same impression that I did from it.

I have now spoken to various experienced people to get a visual first impression of the location and the building itself.

I was quite impressed with ease of installation and the look.

My impression (as an inexperienced investor spending a boat load of time looking at MLS results and listings) is that the frenzy for buying properties has been driving up sales prices (folks paying well over asking costs in some cases) and possibly inflating asking prices as well.

I was under the impression that the strategy was to pay cash for the property. 

Still familiarizing myself with the site and its functionality but am very impressed with everyone's willingness to help out new comer's like myself!

We inspected the interior of every unit, and I must say, I was impressed.

They made a great initial impression and were able to answer my laundry list of questions, for what that's worth.  

I'm under the impression that due to the difficulty and worse terms for financing a commercial loan, there are less potential buyers.
