Of course I would seek legal counseling, but if the idea of a firearm worries my family, I would try to find a remedy.

I have moved 5- 40yd roll-offs of June and demo out of this hoarder home I’m currently flipping. last year was my hoarder house year did 5 of them  one of them and this is no kidding over 300,000 pounds of junk to the dump that's one house. asbestos remediation on all of those cost me well over 50k alone not to mention lead paint.. there are going to be some pretty surprised flipper in the coming years as they deal with the new regs on these old houses. 

I guess my fundamental question is, how do  you value properties that have rents below market rate...and how would you remedy this problem if you were to buy the place.Thanks ahead of time Jack 

@Miriam De Haro  I always did my final walk through with clients on the way to closing for exactly this reason.If I was representing a buyer and came across a situation like this, I'd demand a holdback of funds sufficient to remedy the situation or I'd refuse to close.Too late for that now. 

This doesn't mean you have to be a jerk but you do need to follow the remedies to situations as prescribed by your lease. 

By the way, Chicken soup is the remedy I use.

Most businesses have put in place great remediation steps.

He did nothing to really remedy the situation and then he started to speak poorly about me to others even though we were giving them a discount on rent by a few hundred dollars a month.

Government will force landlords to shoulder some of the relief for working class and poor renters through changes in the timing, justifications and remedies we have to terminate.

Budget for it as part of your marketing/search/acquisition costs.Alternatively, if your inspector finds a major issue with the property, you can request the Vendor remedy it (or reduce the price sufficiently that you can address the issue).2)  Also, while I'm waiting for these inspections, aren't I on a time limit?
