I have only seen it once where the seller was 80 and moving to a assisted living facility so he did not care about using his entitlement again.  

AGAIN FOR ALL OF THE SMARTIES....I AM WELL AWARE THAT A LANDLORD CANNOT DENY A TENANT BASED ON MARITAL STATUS AND should HAVE NO CARE IF TENANT IS MARRIED OR NOT.....HOWEVER I AM INTERESTED IN KNOWING WHAT FINANCIAL OBLIGATIONS COULD ARISE FROM THE DIVORCE PROCEEDINGS AND IF THOSE OBLIGATIONS WOULD AFFECT PT'S ABILITY TO PAY RENT BASED ON PROSPECTIVE TENANTS CURRENT INCOME.

Was wondering if anyone has any experience in this in south jersey or surrounding area to help shed some light on cost of project along with tips to starting out.

Don't forget with a MTR you're paying all utilities including internet and yard care/snow removal, where with a LTR the tenant is paying all that.

Or ask the tenant to take care of it and bring a receipt.

In cases where I rent a room I just rely on checking they have a professional health care license and a job in the area but that is only because the roommate is my son.
