:) The difficult part is discerning where in the phase or business building cycle a Realtor is when you meet them... and why you (that posted the initial question): have to learn everything there is to know about your investment if you want to know that the person you are working with is telling you the truth or not.

It all depends on your level of experience, whether your agent or boots on the ground have seen it and sent you video, how good the photos are at getting everything if it's a wholesale deal, and your risk tolerance.

Now their big idea is to phase out the areas already zoned for short-term rental!

Think about a stone veneer even four or five feet up from the ground that goes with the architecture, underlay the wire and grout the stone over.

Good Morning BP members,1st contract.  1870's home, exterior projects:Renovate the existing open front entry porch, to increase the size and add a hip roof.New large deck (11' x 28' and 8' off ground) switchback stairs.All new siding to match.Fyi - The age of the house (not the location) is historic.

So we were going to add a sun room off the side of the house, problem was when I was in the basement measuring where to punch the mechanicals through we kept coming up 10' short of the outside foundation at ground level. 

This person can also be your boots on the ground and make house calls when needed.
