I could close with cash, if needed, but would prefer not to tie up all the cash and have to pay for two full closings...

I didn't do home improvements and shop all day - I was actually working full time for the Federal Government (I said I did the crappy stuff after work) - as I still do today.  

As we take the time now to start putting our full portfolio of completed projects together.

Since I was in Texas and planned on staying there after college and I found out if I passed a test I could get my broker license, so I took the test and got the license even though I never did that full time.  

Great idea I wish my schedule at my full time wasn't so hectic

I only ask because I am in the same boat, working a full time job as a construction project manager but wanting to get my license to be able to show myself homes and cut out the sales agent commission.

I'm very green as far as mortgage tips and tricks as this is only my 2nd mortgage.I'm currently updating parts of the house such as a full bathroom gut on the main floor, new water heater, softener, fuse panel, radon mitigation system, windows, paint, flooring etc. 

Unless you are doing a full gut renovation it's unlikely you can get a lead free cert.
