I got a package containing a manual, some supplemental books with links to Internet resources, an audio CD and the account/password to their private-access Website (deal submission online form and other resources, such as basic real estate contracts in PDF format).

All you really need is a one page summary that provides the property address, mailing address, 1st and 2nd lien, fair market value (I use the tax assessed as a benchmark as it is posted in the NOD) and finally a ratio that compares the debt to the value...what the NOD programs like Sharkbait are doing is basically pulling all this info out of the Excel file and re-organizing it for you in a user friendly format....and they charge accordingly.

You input all the work and measurements, it auto generates (1) material order list (2) material costs (3)labor estimate of time and labor needs, and a good program does all this in a usable format, to say it gives a material list you can e-mail right over to the supply house and you KNOW you have all needed items, without going over and over a "by hand" list.

How I do this personally and for my clients is that after filtering out properties (as described above), I crunch the numbers in a proforma format.
