Hard money is easy to find but what i have experienced just recently actually is that the deal has to be great because the cost of money and time are not on your side if the numbers are tight.

As a general rule I only recommend portfolio loans to experienced landlords who already have at least 2 properties and preferably 5 years but at least 2 years of experience.

Alternatively, you could do something creative with it, like find an experienced investor, sell him half the equity in the place in exchange for paying for the upgrade/rehab, and co-own it with him.

Parcel is 0% stones, level, north-facing and totally shaded, soil class is Rains and Grifton but we'd most likely engineer a raised bed if that is appropriate for the plants and parcel.
