Rather than using it as an investment property, I would live in the co-op while still living in NY, allowing me to save money on rent.

Northern Westchester will have many more condos than southern Westchester, which is mostly co-ops, and more expensive. 

I'm ditching the dirt and merging with a second practice that has more ops.

Talk to several vendors of the coin-op equipment, and consider a contract with them.

I would add that since OP is a new licensee and doesn't have that much experience in REI, it might be difficult for him to appreciate your comments.

And several of those properties were owned by out of state owners who had garbage PMs whom the tenants referred to as slumlords.I could go on and on about this but you're right, Filipe - shame on that other guy for trying to scare the OP.
