I know it from the extreme difficulty of hiring competent staff for my firm and a similar experience of my peers.

What is especially difficult is I live out of state from where the property is located so it is difficult for me to verify any of the repairs being done.I'm looking for advice about what kind of attorney's handle disputes between owners and property management companies (most of google only returns information on tenant vs the PM). 

But as a foreigner I have difficulties finding a replacement despite reaching to many other PMs in Rochester via emails and even overseas phone calls.

You can try to convince some to get approved the process is not that difficult. I

With the cost/difficulty of moving in NYC I think there would be a big market for MTRs for people trying to move to the city but need a month or two to find the right place/decided what neighborhood is the best fit. 

My plan was after this first 5 year cycle, I would know which operators I like the best and I would eliminate all but the top 2-3 operators in each asset class and I would invest above the minimums with these operators.The recent difficulties that many operators are having has changed my opinion on these.  

But if I can use a service to find/screen/place my tenant then I am confused whether it would still be worthwhile for me to use property management company as I already have in place people who I trust who can resolve things if there is ever an issue with the house tenant is in... and the fee for property management company takes up a huge amount of cash flow.... so I rather handle without if possible... if I had multiple properties I can understand property management company but for this one house I am having difficulties seeing it... 

Not impossible but the combination of high prices and higher mortgage rates will make cash flow difficult. I

Just thinking from the renter's perspective, I'd hate to live on a main road... difficulties of parking, difficulties backing in and out of drive-way, noisy.. but i may be missing somethingthoughts?
