I do for sure have sperate personal and business accounts...this is a must; however, I do pay multiple property bills from a single business account...tracking it is just a matter of creating property categories eg 123mainst:Electric, 123Mainst:Taxes, 456AppleSt:Electric..).

Anything is possible, it’s just not probable.The big opportunity in note investing today is the purchase of notes where payments are in arrears, or the note has a balloon maturity which has occurred, and modifying the notes to create a performing note.

This creates two challenges for me:1) I'd like to do moderate to significant renovations on the units, and my business partner plans on owner-occupying one of the units, so we would need to permanently vacate one or, depending on the property, even all of the units. 2) In order to make the numbers work I'd need to dramatically increase rents (by several hundred dollars/month) to bring them up to market levels.
