In addition, try to network with a realtor who may have some buyers that had deals fall apart.

In addition to the educational components you mentioned, I suggest you network with like-minded investors locally to you and in the areas where you plan to invest. 

Networking with nearby experienced investors here can help in finding a potential mentor.

I am also new to real estate investing and BP and am trying to network with people in the Portland area, so I just wanted to reach out.

You will want to talk to a CPA (maybe someone here will chime in.)   

It would be well worth spending a few hundred bucks for a local attorney and CPA to answer these questions and help prepare your docs.

I will be investing in rental properties from a distance and would like to keep my Lender, CPA and Attorney close to me, in DC.

I personally have, and continue to thrive off of repeat investors but I am always looking to grow my network of relationships.So for all of my wholesalers and investors out there~Legitimate Wholesalers- have any of you experienced this dilemma and what has your solution been to establish legitimacy in a time where our profession is being too loosely equated to the "get rich quick" mentality rather thanInvestors-What are some of the pain points that you have run into with wholesalers?
