Basically, I want them to be responsible for any new long-term damages, even if the root cause of the damage happened before we entered into a lease, assuming it's caused by them.Another example: There's a high deck where rain water was directed and drained off harmlessly through a hole in the corner, by design.

Those agreements are rarely enforceable as you can't be precluded from moving on if you have cause or if you have free will to fire someone.

Thankfully both guests didn't want to go anywhere, so I didn't have to have my 1/2 mile long driveway cleared off but I may not get that lucky next season.In addition, the recent rain that caused flooding in Wears Valley prevented anyone from getting to the cabin including my cleaner, their backup and the guests.

But then the bigger and more important goal is to grow to much more than that over time so I can GIVE considerably to charities, start ups (especially social cause ones) and self fund my own creative ideas/imagination within healthy limits/hence having our incomes being replaced first.

My only problem with this is the amount of equity we are leaving tied up in this deal, which would cause us to have to save up to buy the next deal instead of using the money in this deal to purchase the next deal.2.
