That way you can aim for bigger better deals, and mitigate your risk.

It seems like you want to scale bigger but don't know how because of lack of capital and lack of experience.

So if you wanted a big portfolio, you could use the 600k as down payments on several properties, buy maybe one or two in cash (in cheaper markets), and use financing to leverage your current capital into a much bigger investment.

I've absorbed the information of 4 bigger pockets books within the past month and a half, have been watching my local market, running numbers, and I feel that I've landed on a deal. 

I would say the bigger fool here is an agent who lets a listing agent decide how much they should be paid in a transaction...

Bigger Pockets is the way to go in today's real estate investing.
