Two units are large 2/2.5 units and the 3rd is small studio. 

The photos and description highlight all the character of a home of that age, beautiful hardwood floors, huge crown molding, several original fireplaces, ballroom converted into a huge well lit studio apartment. 

I'm really not looking to spend a lot of money, and a studio or a 1-2br place I can grab on the cheap would be great.

There is a book/audio book I HIGHLY recommend.

For the past 2 years I have been observing the buy and rehab activity of single family residences near Studio City and elsewhere in A+ areas of Los Angeles.

In Fayetteville, there is a major movie studios where the film the entire Marvel Series and many other movies.

But I feel for the people around me when a studio in my tiny little town outside of Sac is $1100-1200/mo.  

on the one hand, the smaller the units (studio and 1 bed) the higher the price per square foot for rent. 

I'd suggest getting the audio versions first, then reading the hard copies.

A studio apartment presents pretty thin margins for a short term rental if you ask me, but perhaps there is strong demand there.
