If the government is going to say you can't file an eviction for unpaid rent if the tenant applied for rent relief, then they need to put a time limit on it and get the paperwork processed in a timely fashion (eg give them 30 days from when the paper work is file until they are given the money).

But, if you don't want to take the time to learn, you hire someone else, prepare your paperwork in an orderly fashion, prepare spreadsheets that support your tallys, make copies of all pertinent documents and spreadsheets and present them to a CPA that understands Real Estate Investing and preferably is himself an investor.

[4] I think the cleaning crew/maid will do a better (Sanitary) job of cleaning anything better than the General Public in this type of rental.
