I can't say about Atlanta specifically, but generally you'll want to check the local municipality web site that the property resides in for any short-term regulations, as well as the HOA if the property belongs to one.

It would in theory be great for STR income by limiting supply, I’d think.We foresee buying and holding indefinitely, but of course we are also thinking about exit strategies should something catastrophic happen.

They are regulated in the same fashion as big banks and brokerages.I suspect  anything you may see that is referring to "scammy" activity involves an investment provider recommending the us of a self-directed IRA to participate in their "opportunity".
