I do keep my property in good condition and I bet I can manage whatever repairs that will pop up in the future if tenets occupied it. 

You might partner with your parents, my bet is they can obtain financing without putting their home at risk.After they see success, then you might suggest they leverage the place on their own account, invest with you, not for you.

@Alex Jaime If you are looking A and B in $150-$350 your best bet with be on the east side of Salt Lake the purchase price will be higher but you'll be able to get some great tenants.
