I can get an updated (a few years ago) property for less than 60, also in a B area.

@Gang LiangJust wanted to give an update on the ductless heat pump mini split install.It's been a year and we made it through a cold winter and many hot days with very few issues.

Then you just manage the managers and let then know your goals and what you expect from them regularly. 

As per the refinancing we have had many borrowers refinance out of our loans and into a regular loan with no problems.

Update: Probably not going to pursue the property that needed this work for multiple reasons. 

I don't do regular checks mid lease, usually I am there once a year for repairs and I do a walk through then.When they notify me they are not renewing I do my walk through as I am showing the unit to new tenants and have a conversation with them about what they need to do to get their SD back

I had a chance to look at the house before it even became foreclosed - extensive updating is needed, and there's a problem with septic, disclosed by the owners at the time.Of course, the problem with sitting and waiting for 2nd reduction is that it might get much more attractive to everyone else, including investors.

I've updated my post above with additional information after speaking with some more contractors this weekend.

Maybe someone on here could chime in about what they mainly see in Pilsen who does the neighborhood regularly?
